Yesterday's post featured the Kotis property, 3 acres at the northwest corner of Eugene and Gate City Boulevard. Today's post takes you one block over to the 1.6 acre property on the northwest corner of South Elm Street at Gate City Boulevard. The building is part of the Old Greensborough office complex space that forms an L at the corner. Built in 1920, the building initially was the home of Blue Bell Overall Company. 620 Corp. has owned it since the 1980's. Developer Andy Zimmerman now has the property.*
As seen in the photo below, the Elm Street part of the building has been gutted and is being renovated. To our knowledge, it isn't yet being disclosed what will go in the building. One possibility discussed is office space, but it has also been suggested that it may house a grocery store, possibly a Trader Joe's. A grocery store would help greatly as the southern part of town is somewhat of a food desert. With over 53,000 square footage of space, there is plenty of room. According to Wikipedia, most Trader Joe's average between 10,000 and 15,000 square feet and have the highest sales per square foot of any grocer in the United States.
